Victoria Home Prices 2026: Condo Affordability vs the Detached-Home Premium

Victoria got more expensive from 2025 to 2026, without turning into Vancouver. Sale listings from 2025 had a $599,950 median. In 2026 through mid-September it was $699,900. Current listings sit at $674,900. That is a real step-up, and it is still a different universe from Metro Vancouver’s million-dollar floor.

The monthly 2026 path climbed out of January’s $599,000, held in the $690,000 to $740,000 range through summer, and printed $694,900 in mid-September. Victoria’s year was an upward reset, then a plateau.

February 2026153$695,000
March 2026259$719,000
April 2026324$725,000
May 2026339$699,000
June 2026290$737,500
July 2026229$709,000
August 2026207$729,000
September 2026 (partial)200$694,900

The plateau is a blend. June through mid-September condo/apartment listings had a $549,000 median. Townhomes were $868,000. Detached homes were $1,249,450. A Victoria condo buyer and a Victoria house buyer are not sharing a budget, even if they share a city name.

Condo/apartment528$549,000
Townhome93$868,000
Detached202$1,249,450

The townhome sample is thin. There were 93 townhome sale listings from June through mid-September against 528 condos and 202 detached homes. Victoria’s $868,000 townhome median is useful, but it is a smaller market than the condo lane. Most shoppers here are in the $549,000 condo product or the $1,249,450 detached product. The citywide $699,900 figure is the blend of those two, plus the thin townhome slice.

That is still a different British Columbia than Metro Vancouver. Vancouver’s 2026 listing-year median was $1,249,000. Victoria’s was $699,900. Kelowna, inland, is the other B.C. lifestyle comparison, and its July citywide median sat closer to $800,000 in our earlier report. Victoria got more expensive than 2025. It did not join the million-dollar mainland club.
