Kelowna Home Prices 2026: A Seven-Month Look at the Okanagan Buyer Market

Kelowna is a market where the citywide median can hide a very large lifestyle divide. A condo/apartment buyer and a detached-home buyer may both be searching Kelowna real estate, but the budgets in July were not remotely the same. Based on residential sale listings entering the Casakibo dataset from January 1 through July 31, 2026, the citywide median listed asking price moved from $789,000 in January to $799,700 in July. The headline number stayed within a relatively tight range, but the July home-type split shows why buyers need to read beneath the median.

Kelowna's monthly pattern was uneven rather than steadily rising. May was the highest month in the period at $824,950, while March and June were both close to $749,000. That movement may reflect differences in the homes coming to market, including larger detached properties, condo/apartment listings, townhomes, and properties with different location or view characteristics. For buyers, the best use of the monthly line is to understand that Kelowna remained a high-price market through the first seven months of 2026, even when the exact median moved around.

July's home-type split is the heart of the report. Condo/apartment listings had a median listed asking price of $432,450, while detached homes reached $1,049,950. That is a $617,500 difference in July listings, and it explains why Kelowna affordability depends so heavily on property type.

Condo/apartment164$432,450
Townhome/attached80$699,000
Detached286$1,049,950

Townhome/attached listings created a middle lane at $699,000, but even that was well above the condo/apartment median. Detached homes had the largest July listing count and the highest major median, which means the city's full-home market pulled the overall number upward. A buyer reading only the citywide July median of $799,700 could overestimate the condo/apartment entry point and underestimate the detached-home budget.

The bedroom view makes the lifestyle premium even more visible. One-bedroom listings had a July median of $380,000, while three-bedroom listings were at $899,800 and four-bedroom listings reached $1,122,450. The two-to-three-bedroom step was $399,800, or about 80.0%, among July listings. That is the moment where the search often changes from compact ownership to family-sized or lifestyle-focused housing.

3 bed133$899,800
4 bed82$1,122,450

Within specific home types, the July numbers become easier to use. Two-bedroom condo/apartment listings had a median of $478,000, while three-bedroom townhome/attached listings were $759,900. Three-bedroom detached listings were $977,250, and four-bedroom detached listings were $1,149,000. A buyer moving from a three-bedroom townhome to a three-bedroom detached home faced a $217,350 difference, or about 28.6%, among July listings.

Kelowna's consumer takeaway is that the market is not just expensive; it is segmented. Condo/apartment listings created a real ownership entry point below the citywide median, while detached homes often sat above $1 million in July. Townhomes offered a middle path, but buyers looking for three or more bedrooms still needed to prepare for a much higher budget than compact-home shoppers.
