Vancouver Home Prices 2026: A Million-Dollar Market That Cooled From Last Year

Vancouver did not stop being expensive in 2026. It did get a little less extreme than 2025. The 2025 median listed asking price was $1,399,000. In 2026 through mid-September it was $1,249,000. That is still a million-dollar market. 59.6% of the homes currently listed in Vancouver ask $1 million or more.

The monthly path shows where the cooling showed up. January 2026 opened at $1,449,500. By August the median was $1,188,500. Mid-September sat near $1,198,800. The citywide number came down from the winter start, then held in a high, narrow band.

August 20261220$1,188,500
September 2026 (partial)1250$1,198,800

The more useful split is home type. From June through mid-September, condo/apartment listings had a $778,000 median. Detached homes were $2,496,000. Townhomes sat in between at $1,349,000. A first-time buyer and a detached-home buyer are not competing in the same Vancouver.

A $150,000 drop in the yearly median sounds like relief until you put it against the detached number. $2,496,000 is still the house side of Vancouver. The cooling showed up most clearly in the citywide mix and in the winter-to-summer path, not as a collapse in the family-home lane. Condos at $778,000 are the product that actually moved closer to a first-time budget, and even that is a Metro Vancouver first-time budget.

Neighbouring cities do not copy this exact split. Burnaby has a cheaper condo median and a detached line that is still near $2 million. Richmond sits on the $1 million coin toss. If Vancouver’s asking prices are the ceiling you cannot clear, those reports are the next read, plus the Metro Vancouver rental trends if leasing is the bridge year.

If you are shopping Vancouver, use the condo number or the detached number, not the citywide million-dollar headline. See current Vancouver homes for sale, compare neighbouring markets in the Surrey home-price report, or open Market Trends.
