Richmond Home Prices 2026: A Metro Vancouver Market Sitting on $1 Million

Richmond, British Columbia, is a $1 million coin toss. The current median listed asking price is $999,000. Exactly 49.4% of current sale listings ask $1 million or more. The citywide number is not a little above or a little below the round figure. It is the round figure.

Most months in 2026 printed between $938,000 and $1,050,000. January was $999,000. July dipped to $938,000. Mid-September was $1,049,900. Richmond did not trend away from $1 million. It orbited it.

Under the coin toss are two prices. June through mid-September condos had a $647,900 median. Townhomes were $1,023,000. Detached homes were $1,890,000. If you buy a condo, you are not in the million-dollar club. If you buy a house, you left it immediately.

The share of listings over $1 million never left a narrow band. The low was 44.4% in July. The high in this window was 51.2% in mid-September. Richmond did not have a month where million-dollar listings vanished, and it did not have a month where they took over. That is what “sitting on $1 million” looks like in the data: a coin toss that keeps landing on its edge.

Townhomes at $1,023,000 are the product that lives on that edge. Condos at $647,900 live clearly below it. Detached homes at $1,890,000 live clearly above it. If your budget is $999,000, you are shopping Richmond condos and a thin slice of townhomes, not “the typical Richmond house.” Pair this with Burnaby if you want a cheaper condo lane, or with North Vancouver if you want a city that stayed more firmly over $1 million after 2025.
