Richmond Hill Home Prices 2026: The GTA Suburb Where the Median Starts Near $1.2 Million

Richmond Hill is the York Region market where the sticker is the starting point. Current sale listings have a $1,199,950 median, and 59.6% ask $1 million or more. That is a higher floor than Vaughan or Markham, even before you open a detached listing.

The 2026 monthly path stayed expensive. Most months sat between roughly $1.15 million and $1.30 million. This is not a city that dipped into the $800,000s and then recovered. It spent the year above the million-dollar line at the citywide level.

Condos are still the exception that makes the city searchable for a lower budget. June through mid-September condo/apartment listings had a $565,000 median. Townhomes were $994,681. Detached homes were $1,599,000. The citywide $1.2 million figure is a detached-weighted number.

March was the cheapest month in this window, and it still printed $1,100,000. That is the point of the Richmond Hill story. Other York Region cities had months that fell into the $800,000s or $900,000s when the mix shifted. Richmond Hill’s softest 2026 month stayed a million-dollar month. August, at $1,250,000, was not an outlier so much as the upper end of a tight, expensive band.

The detached median of $1,599,000 is the product that sets that floor. Townhomes at $994,681 are the closest thing to a “typical” Richmond Hill listing that is not a house. Condos at $565,000 are the only lane that looks like the rest of the GTA. If you are choosing among York Region cities, read this beside the Vaughan and Markham reports rather than treating “York Region” as one price.

If $1.2 million is your ceiling, Richmond Hill only works with a hard home-type filter. See Richmond Hill homes for sale, compare Vaughan, or use Casakibo Home Worth on a specific address.
