Ottawa Home Prices 2026: Condo Entry Point vs Detached Family-Home Premium

Ottawa is easy to misread if you start with the citywide median. Current sale listings sit near $654,999. That number is not the condo market, and it is not the detached market. It is the midpoint between them.

Month by month, Ottawa did not swing wildly. January listings had a $619,900 median. May was the firmest month at $685,000. August returned to $649,900, and mid-September was $665,000. The story is stability at the headline, and a split underneath.

From June through mid-September, condo/apartment sale listings had a $389,000 median. Townhomes were $559,950. Detached homes were $849,900. The detached premium over condos was about $461,000. That is the Ottawa affordability gap that actually changes a search.

Ottawa’s middle lane is the townhome. At $559,950, it is the product sitting closest to the citywide $654,999 figure, which is why the headline looks “reasonable” compared with the GTA. There were 2,484 townhome sale listings from June through mid-September, almost double the condo count. A lot of Ottawa’s for-sale stock is already the family-size attached home, not a downtown studio.

That ownership ladder has a rent version. Townhomes and detached houses lease at a clear premium over condos, which we tracked in a separate Ottawa rental report built for people who are not in the two-bedroom condo segment. If you are deciding whether to buy the $389,000 condo or keep renting, start with both reports and a saved search, not with the citywide median.
