We already published an Ottawa two-bedroom condo rent report. This one exists because a lot of Ottawa renters are not in that segment. The citywide asking rent moved from $2,298 in January to $2,600 in July and $2,600 in mid-September. Current listings are $2,600. That citywide line is pulled by condos and “other” rentals, including rooms and mixed stock.
Look only at the three family-size products and the ladder is clearer. From June through mid-September, condo/apartment rentals had a $2,285 median. Townhomes were $2,650. Detached homes were $3,200. The detached premium over condos was $915 a month. That is the Ottawa rent gap that does not show up if you only read two-bedroom condos.
Ottawa monthly median listed asking rent:

Ottawa’s rental stock is not condo-first in the way Toronto’s is. From June through mid-September there were 1,016 townhome lease listings, 850 condo/apartment listings, and 756 detached listings. Townhomes are the centre of this market, which is why a two-bedroom condo report cannot stand in for “Ottawa rent.” The $2,650 townhome median is the family-size asking rent most households will actually meet.
The ownership companion is the new Ottawa home-price report, where condos ask $389,000 and detached homes ask $849,900. A renter paying $3,200 for a detached house is looking at $38,400 a year. That is the number to hold beside a purchase budget, not the citywide $2,600 rent. The earlier two-bedroom condo report remains the right read for apartment shoppers.
Use the condo report if you want a one- or two-bedroom apartment. Use this one if you need a townhome or a house. See Ottawa rentals, read the two-bedroom condo report, and compare ownership in the Ottawa home-price report, or start from the Casakibo homepage.
