Hamilton Home Prices 2026: The Sale-Side Story Behind a $699,000 Median

Sometimes the useful market story is that almost nothing happened. Hamilton sale listings in 2025 had a $699,900 median. In 2026 through mid-September, the median was $699,000. Current listings are still right on that line at $699,000.

The monthly chart is a flat corridor, not a ski jump. February briefly printed $717,000. Most months from March through September sat between the high $670,000s and $700,000. Buyers who waited for a collapse did not get one. Buyers who feared a 2026 spike did not get that either.

Home type still matters. June through mid-September condo/apartment listings had a $385,000 median. Townhomes were $629,900. Detached homes were $749,000. Hamilton’s “$699,000 city” is mostly a detached-and-townhome city, with condos as the true entry lane.

Hamilton’s listing mix explains why the citywide number can sit still. From June through mid-September there were 3,452 detached sale listings versus 553 condos. The $699,000 headline is a house-and-townhome city talking. The $385,000 condo median is real, but it is a thinner slice of what actually comes to market. Buyers who only watch the citywide line are mostly watching detached homes with a townhome assist.

Next door is a different conversation. Burlington spent 2026 pressing against $1 million. Kitchener moved sharply from winter to summer. Hamilton did neither. If you need more space than a condo and less than a $1 million GTA suburb, this is one of the clearer Ontario asking-price lanes in the Casakibo set.

If you already read our Hamilton rental report, this is the ownership companion: steady asking prices, and a condo lane that is still a different budget. See Hamilton homes for sale or compare nearby Burlington listings.
