Oakville Home Prices 2026: Why Two-Thirds of Listings Ask Over $1 Million

Oakville’s median is not the story. The share above $1 million is. 68% of current Oakville sale listings ask at least $1 million, and the live median is $1,489,500. This is a market where the typical listing is already past the round number that still defines neighbouring GTA cities.

January started lower, at $1,224,500. From April through September the monthly median stayed in a tight band around $1.36 million to $1.44 million. Oakville did not “cross” $1 million in 2026. It spent the year living there.

Condos remain the off-ramp. June through mid-September condo/apartment listings had a $527,000 median. Townhomes were $999,000. Detached homes were $1,799,000. If you can buy a condo, Oakville still has an entry point. If you want a detached house, you are shopping a different town.

The share table is the cleaner Oakville chart. From February through mid-September, between 66% and 71% of each month’s sale listings asked $1 million or more. January was the exception, at 57.1%. Oakville did not have a brief million-dollar moment in spring. It spent the year as a market where most listings already clear that line. Burlington, next door, is still arguing with the same round number. Oakville is living past it.

The $527,000 condo median is the only widely available off-ramp, and it is a smaller slice: 414 condo listings versus 1,318 detached listings from June through mid-September. If your family needs a house, the rent market tells the same premium story. See the Oakville rental report before you treat a $2,800 citywide rent as a house budget.
