Oakville Rental Market Report: Why Family Homes Rent for a $1,700 Premium Over Condos

Oakville’s rental market is a premium stacked on a premium. The citywide asking rent moved from $2,595 in January to $3,000 in July, then eased to $2,800 by mid-September. Current listings sit at $2,800. Those are already high GTA rents. They still understate a detached house.

From June through mid-September, condo/apartment rentals had a $2,399 median. Townhomes were $3,500. Detached homes were $4,175. The detached premium over condos was $1,776 a month. Over a year, that is more than $21,000 in extra rent for the house, before utilities or parking.

May through July were the $3,000 months. That is the summer family-move window, and it is when Oakville’s citywide asking rent peaked. January’s $2,595 and mid-September’s $2,800 look calmer because fewer family houses are in the mix. The detached median of $4,175 is the number a household should use if the search includes a yard. The $2,399 condo median is the number a one- or two-bedroom search should use. The citywide figure is a compromise between those lives.

Buying in the same city does not escape the premium. Two-thirds of Oakville sale listings ask over $1 million. If the rent gap of $1,776 a month is pushing you toward a purchase, read the Oakville home-price report before you assume owning is the cheaper path. Burlington rentals and sale listings are the nearest comparison that is not quite as far over the line.

If you can live in a condo, Oakville rent is one market. If you need a house, it is another. See Oakville rentals, compare buying in the Oakville sale report, or look at Burlington rentals and GTA condo rents.
