Vaughan Home Prices 2026: The York Region Market That Crossed $1 Million

Vaughan is one of the cleaner “crossed the line” stories in this set. Sale listings from 2025 had a $939,000 median. In 2026 through mid-September, the median was $1,079,000. Current listings sit at $999,000, with 48.9% asking $1 million or more.

January 2026 still looked like last year, at $799,950. By March the median was $1,049,900. April reached $1,120,000. August dipped to $999,000, then mid-September returned to $1,099,000. The crossing was a spring event, not a single wild month.

Detached homes are what pulled the city over. June through mid-September detached listings had a $1,548,000 median. Condos were $589,000. Townhomes were $988,444. Vaughan crossed $1 million as a city because the detached segment is heavy, not because condos suddenly became luxury product.

Treat the year-over-year table with the sample sizes attached. The 2025 median of $939,000 comes from 173 sale listings. The 2026 median of $1,079,000 comes from 4,546 listings through September 17. That is a real shift in the asking-price centre, but it is not a perfectly matched like-for-like house comparison. The larger 2026 sample is the better picture of what shoppers actually saw this year.

York Region does not have one million-dollar suburb. Markham keeps crossing back and forth over $1 million because of mix. Richmond Hill starts near $1.2 million. Vaughan is the one that moved from below the line in 2025 to above it in 2026. If you are renting in the same city while you wait, the Vaughan rental report shows townhomes asking more than detached homes in the summer lease window.
