Vaughan Rental Market Report: Townhome vs Condo Asking Rents in York Region

Vaughan rents did not explode in 2026. They sorted themselves by building type. The citywide asking rent moved from $2,300 in January to a summer range around $2,400, and current listings are $2,400. That calm headline is mostly the condo market talking.

From June through mid-September, condo/apartment rentals had a $2,380 median. Detached homes were $2,950. Townhomes were $3,450, the highest of the three. In Vaughan, the attached family home asked more than the detached median in this window, which is a useful warning against assuming “house always costs more than townhome.”

Townhomes led the Vaughan rent ladder, and they were the smallest sample of the three: 247 listings versus 1,241 condos and 479 detached homes. A thinner townhome sample can print a high median if the listings that do appear are larger family units. Still, $3,450 versus $2,380 for condos is too wide to ignore. The citywide $2,400 figure is the condo market. It is not a three-bedroom townhome budget.

The ownership side of Vaughan crossed $1 million in 2026. Renting a townhome at $3,450 a month is $41,400 a year before utilities. That is the comparison a household should make against a purchase, using the Vaughan home-price report rather than the rent headline alone. Markham and Richmond Hill sale reports complete the York Region map if the search can move one city over.

If you need three bedrooms in Vaughan, do not use the citywide $2,400 figure. Use the townhome or detached figure. See Vaughan rentals, compare Richmond Hill and Markham, or read the GTA condo rental trends report.
