Maple Ridge Home Prices 2026: The Metro Vancouver Suburb That Fell Back Under $1 Million

Maple Ridge is the historical-data story in this set. Sale listings from 2025 had a $1,324,000 median. In 2026 through mid-September, the median was $999,900. That is the rare Metro Vancouver suburb that actually printed below $1 million after living above it.

The monthly 2026 path is not a straight drop. Some months still printed over $1 million. Current listings have a $1,125,000 median, and 56.4% still ask $1 million or more. The “fell back under $1 million” headline is about the 2026 listing-year median, not a promise that every house listed today is cheaper than last year.

The 2025 median of $1,324,000 is based on 235 sale listings. The 2026 median of $999,900 is based on 2,213 listings through September 17. That is a much fuller picture of 2026, and it is still not the same as today’s live list. Current Maple Ridge sale listings have a $1,125,000 median. July’s $899,900 was the cheapest month. Mid-September was already back to $1,084,500. The city crossed under $1 million as a listing-year statistic. It did not stay there every month.

Langley had a sharper January-to-February drop. Surrey’s story in our earlier report was bedrooms pushing buyers past $1 million. Maple Ridge’s story is the yearly median falling back under that line while live listings and the million-dollar share remained high. Use all three if you are shopping the eastern Metro Vancouver and Fraser Valley edge, not one screenshot of July.

Treat Maple Ridge as a market in motion, not a bargain bin. The yearly median crossed back under $1 million because more of the 2026 mix sat below that line, not because million-dollar listings vanished. See Maple Ridge homes for sale, compare Langley and Surrey, or read the Surrey report for the neighbouring bedroom step-up.
