Mississauga Rental Market Report: Condo vs Detached Asking Rents Through September 2026

Mississauga renters who only watch the citywide median will think 2026 was uneventful. January lease listings had a $2,500 median. August reached $2,700. Mid-September was $2,600. Current rentals sit at $2,600. The headline barely moved.

The home you rent did. From June through mid-September, condo/apartment rentals had a $2,500 median, matching the citywide line. Detached homes were $2,997. Townhomes were $3,200. A family looking at a house in Mississauga is not in the $2,500 market, even if the city average says they are.

The surprise in the home-type table is not the detached premium. It is the townhome median sitting above detached, at $3,200 versus $2,997. That can happen when the townhomes that come to market are larger, newer, or more complete than the detached sample in the same months. It is a warning against the shortcut “house always rents for more than a townhome.” In Mississauga’s June–September lease window, the attached family product asked more at the median.

Condo listings dominated the counts, with 2,114 condo/apartment rentals against 1,152 detached and 462 townhomes. That is why the citywide line can sit at $2,500–$2,700 while a family house search does not. If you are choosing between renting a Mississauga condo and buying one, keep the Mississauga home-price report open beside this one. Toronto’s rental split is in condo rent trends and house rental trends.

If you are choosing between a Mississauga condo and a Mississauga house, budget the house as a different product. See current Mississauga rentals, compare ownership costs in the Mississauga home-price report, or read the broader GTA condo rental trends.
