Windsor Rental Market Report: Are Detached and Condo Asking Rents Really Close in 2026?

Windsor renters could easily miss the real story if they looked only at the citywide median. At first glance, July detached homes and condo/apartment listings looked close, with a $2,000 median for detached listings and $1,900 for condo/apartment listings. But once bedroom count is separated, the gap changes quickly, especially in the two-bedroom segment.

Casakibo reviewed Windsor residential lease listings entered from January through July 2026. These are listed asking rents, not final signed lease prices, so they show how the rental market was being offered to renters rather than what every lease ultimately achieved.

Windsor Monthly Median Asking Rent, Jan-July 2026

Windsor was steadier than several other Ontario markets in this group. The citywide median listed asking rent stayed close to $1,900-$2,000 for most of the period. That stability makes the controlled July comparisons more important than a dramatic headline about market movement.

Home Type in July 2026Rental ListingsMedian Listed Asking Rent
Detached141$2,000
Condo/apartment104$1,900
Townhome18$2,373

Broadly, detached and condo/apartment listings were close in July, with only a $100 difference. Townhomes were higher, but the townhome count was smaller, so the more useful renter comparison is by bedroom count and property type together.

1 Bed54$1,600
2 Bed119$1,800
3 Bed61$2,250
4+ Bed56$2,725

Windsor's affordability story changes at three bedrooms. July two-bedroom listings had a $1,800 median, while three-bedroom listings were $2,250, a $450 difference. Four-bedroom-plus listings moved into a separate bracket at $2,725.

2 Bed Condo/apartment56$2,200
2 Bed Detached41$1,600
2 Bed Townhome8$2,295
3 Bed Detached37$2,200
4+ Bed Detached49$2,790

This is where the headline becomes more nuanced. Two-bedroom condo/apartment listings had a $2,200 median, while two-bedroom detached listings had a $1,600 median, a $600 difference. The broad detached-versus-condo gap looked small only because each category contained a different mix of bedroom counts and unit configurations.

Detached listings also require care because they may include full homes, basement suites, upper-level units, main-floor rentals, or shared arrangements when described that way in the listing. Some text-based categories can look counterintuitive in Windsor, so they should be treated as clues about rental configuration rather than final audited unit labels.

The figures in this report use monthly residential lease listings for Windsor, exclude unusually low or high lease amounts and daily or weekly rental frequencies, and remove duplicate listings where the same listing appears more than once. Bedroom categories follow the bedroom count shown in each listing. Condo/apartment means apartment or condominium-style listings, detached means house listings with detached form, and townhome means row or townhouse-style listings.

The most useful takeaway in Windsor is that the broad detached and condo medians were close, but two-bedroom comparisons were not. A renter choosing between a two-bedroom condo/apartment listing and a two-bedroom detached listing should not rely on the citywide median alone.
