Newmarket renters looking for a full house in 2026 needed to be careful with the headline detached number. Detached rental listings may include full homes, basement suites, upper-level units, main-floor rentals, or other partial-house configurations. In July, that mix mattered.
Casakibo reviewed Newmarket residential lease listings entered from January through July 2026. These are listed asking rents, not final signed lease prices, and they should be read as a snapshot of the rental listings available during the period.
July was the highest citywide median in this seven-month window, but the change should not be interpreted as a clean like-for-like increase. Newmarket's rental listings can shift materially depending on how many smaller partial-house rentals appear in a given month.
| Home Type in July 2026 | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| Detached | 80 | $2,275 |
| Condo/apartment | 10 | $2,375 |
| Townhome | 23 | $2,950 |
The broad table shows why Newmarket needs a closer read. Detached listings had a lower median than townhomes and slightly lower than condo/apartment listings. That does not mean a typical full detached home rented below a condo; it means the detached category likely included several types of rental configurations.
| Bedroom Category in July 2026 | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| 1 Bed | 23 | $1,699 |
| 2 Bed | 34 | $2,000 |
| 3 Bed | 35 | $2,900 |
| 4+ Bed | 26 | $3,590 |
Bedroom count gives a cleaner picture. July two-bedroom listings had a $2,000 median, while three-bedroom listings were $2,900 and four-bedroom-plus listings were $3,590. For renters looking for family-sized space, the broad detached median is not enough.
| July Comparison | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| 1 Bed Detached | 17 | $1,600 |
| 2 Bed Condo/apartment | 8 | $2,575 |
| 2 Bed Detached | 24 | $1,925 |
| 3 Bed Detached | 17 | $2,895 |
| 3 Bed Townhome | 16 | $3,000 |
| 4+ Bed Detached | 22 | $3,740 |
The controlled July table shows the more useful benchmarks. Three-bedroom townhomes were only $105 above three-bedroom detached listings, while four-bedroom-plus detached listings had a $3,740 median. Those rows are more relevant to larger-house searches than the broad detached median.
The figures in this report use monthly residential lease listings for Newmarket, exclude unusually low or high lease amounts and daily or weekly rental frequencies, and remove duplicate listings where the same listing appears more than once. Bedroom categories follow the bedroom count shown in each listing. Condo/apartment means apartment or condominium-style listings, detached means house listings with detached form, and townhome means row or townhouse-style listings.
Newmarket's key takeaway is that the broad detached median is not a full-home benchmark. Three- and four-bedroom comparisons better reflect family-sized rentals, while smaller detached listings may include partial-house configurations that pull the broad median lower.
