Guelph renters looking for space faced a sharp summer divide between compact rentals and larger homes. In July, townhomes had the highest broad median listed asking rent, but three-bedroom detached and three-bedroom townhome listings were tied at $3,000.
Casakibo reviewed Guelph residential lease listings entered from January through July 2026. These are listed asking rents, not final signed lease prices, so the numbers show how rentals were being offered to the market.
Guelph's citywide median stayed in a fairly tight high-$2,000 range from spring into summer. April was the highest month in this period, while July returned to $2,550. The pattern does not prove a school-year effect, but it does show that Guelph entered summer with relatively firm asking-rent levels.
| Home Type in July 2026 | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| Detached | 33 | $2,550 |
| Condo/apartment | 34 | $2,200 |
| Townhome | 39 | $2,681 |
Townhomes were the highest broad property type in July, at $2,681. Condos were lower at $2,200, while detached listings sat near the citywide median. For renters, this means the property form matters, but the next table shows that bedroom count matters even more.
| Bedroom Category in July 2026 | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| 1 Bed | 19 | $1,925 |
| 2 Bed | 40 | $2,400 |
| 3 Bed | 35 | $3,000 |
| 4+ Bed | 15 | $3,499 |
The clearest affordability step was from two bedrooms to three bedrooms. July two-bedroom listings had a $2,400 median, while three-bedroom listings were $3,000, a $600 difference. Four-bedroom-plus listings moved higher again, showing how quickly larger rentals separate from compact units.
| July Comparison | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| 1 Bed Condo/apartment | 11 | $2,100 |
| 1 Bed Detached | 8 | $1,675 |
| 2 Bed Condo/apartment | 16 | $2,320 |
| 2 Bed Townhome | 17 | $2,500 |
| 3 Bed Detached | 11 | $3,000 |
| 3 Bed Townhome | 16 | $3,000 |
The controlled comparison gives the most useful finding. Three-bedroom detached and three-bedroom townhome listings were both at $3,000 in July, so the broad townhome premium did not appear in that specific size band. For two-bedroom listings, townhomes were $180 above condo/apartment listings.
Detached listings can include full homes as well as described portions of houses. In Guelph, basement/lower-level descriptions were below full/unspecified detached listings in July, which is directionally sensible, but description-based splits should still be treated as supporting context rather than audited unit categories.
The figures in this report use monthly residential lease listings for Guelph, exclude unusually low or high lease amounts and daily or weekly rental frequencies, and remove duplicate listings where the same listing appears more than once. Bedroom categories follow the bedroom count shown in each listing. Condo/apartment means apartment or condominium-style listings, detached means house listings with detached form, and townhome means row or townhouse-style listings.
Guelph's clearest takeaway is that size did more work than property type in July. Two-bedroom rentals were meaningfully below three-bedroom rentals, and three-bedroom detached and townhome listings were tied.
