Niagara Falls renters looking beyond apartments saw a meaningful summer split between detached homes and townhomes. In July, townhomes carried a broad premium over detached listings, but the strongest large-home benchmark came from four-bedroom-plus detached listings.
Casakibo reviewed Niagara Falls residential lease listings entered from January through July 2026. The figures below are listed asking rents, not final signed lease prices.
The citywide median reached $2,400 in May and returned to that level in July. That suggests a stronger summer listing benchmark than the winter months, but it should not be read as a like-for-like increase because each month can contain a different mix of homes.
| Home Type in July 2026 | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| Detached | 66 | $2,400 |
| Condo/apartment | 13 | $2,000 |
| Townhome | 24 | $2,595 |
Townhomes were $195 above detached listings in July, while condo/apartment listings were $400 below detached listings. The townhome premium was real at the broad level, but the sample is more useful when renters also look at bedroom count.
| Bedroom Category in July 2026 | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| 1 Bed | 13 | $1,650 |
| 2 Bed | 29 | $2,050 |
| 3 Bed | 39 | $2,500 |
| 4+ Bed | 24 | $2,975 |
The July size ladder was orderly. Two-bedroom listings were $2,050, three-bedroom listings were $2,500, and four-bedroom-plus listings were $2,975. Renters moving into larger homes faced a steady step-up rather than one single jump.
| July Comparison | Rental Listings | Median Listed Asking Rent |
|---|---|---|
| 2 Bed Detached | 17 | $1,750 |
| 3 Bed Detached | 25 | $2,400 |
| 3 Bed Townhome | 11 | $2,600 |
| 4+ Bed Detached | 20 | $3,050 |
The clearest controlled townhome comparison is at three bedrooms. Three-bedroom townhomes had a $2,600 median in July, $200 above three-bedroom detached listings. Four-bedroom-plus pricing was best supported by detached listings, where the median was $3,050.
Detached listings can include full homes and described portions of houses. Description-based categories were close in Niagara Falls, so they should be treated as context about listing mix, not as a definitive ranking of full homes versus partial homes.
The figures in this report use monthly residential lease listings for Niagara Falls, exclude unusually low or high lease amounts and daily or weekly rental frequencies, and remove duplicate listings where the same listing appears more than once. Bedroom categories follow the bedroom count shown in each listing. Condo/apartment means apartment or condominium-style listings, detached means house listings with detached form, and townhome means row or townhouse-style listings.
Niagara Falls renters should leave with three points: townhomes carried a modest July premium, three-bedroom townhomes sat above three-bedroom detached listings, and four-bedroom-plus searches were best benchmarked against detached listings.
